304 S. 12th Avenue
A Renter-Ready Home with Large Lot
304 S. 12th Avenue is a two-bedroom, one-bath home, 672 square feet on a generous 0.63-acre lot in Piggott. Clean and renter-ready, with a large yard that's rare for an in-town property.
The lot does a lot of the work here: two small outbuildings for extra storage, a carport plus additional parking, and mature trees across the yard. More usable space and utility than most rentals this size offer. Generous space for an outdoor garden or playground area.
It's positioned as an income-producing rental and well suited to investors,
although would also be a great opportunity for a first time home buyer.

Piggott, Arkansas
Piggott sits in the northeast corner of the state as the eastern seat of Clay County, a working farming community of roughly 3,500 people. Incorporated in 1891, it keeps the steady, in-town fundamentals investors look for: a walkable square, a stable rental base, and everyday convenience close at hand.
The town also carries a literary footnote — Piggott was the hometown of Pauline Pfeiffer, and her family's barn-studio is where Ernest Hemingway wrote portions of A Farewell to Arms. That history lives on today at the Hemingway-Pfeiffer Museum. 304 S. 12th Avenue puts you a short drive from all of it, in an established residential pocket of town.

Simple. Transparent. Convenient.

304 S. 12th at a Glance
304 S. 12th Avenue
A clean, renter-ready two-bedroom, one-bath home on roughly two-thirds of an acre. The standout is the land — a large yard, mature trees, two small storage outbuildings, a carport, and room for extra parking. A practical addition to a rental portfolio.
The Lot
A large, level yard with mature trees — far more outdoor space than a typical in-town rental, with room to expand storage, parking, or outdoor use down the road.
Storage & Parking
Two small outbuildings handle the storage a small house can't, and the carport plus extra parking is a real draw for tenants.
The Investment Opportunity
This one is clean and renter-ready, so it can go to work without a long rehab. A compact house keeps upkeep low, while the 0.63-acre lot, outbuildings, and parking give it appeal that most rentals this size don't have. Run your own numbers and bid to the figure that works for your portfolio.
